The property consists of two adjoining shops with a mezzanine floor, featuring a total gross area of approximately 4,200 square feet and a frontage of about 28 feet. Ms. Sharon Fong, Senior Director of Investment at Savills Hong Kongsaid, “The indicative prices for No.452 Hennessy Road and G/F & C/F, Shing Wah Mansion are approximately HK$48 million and HK$78 million, respectively. Both properties are being sold with existing tenancies, offering investors immediate and stable cash flow. Notably, No. 452 Hennessy Road is a rare whole-block boutique property with strong advertising potential, making it a unique and collectible asset. It is particularly suitable for users or investors seeking sole ownership of an entire building at a relatively low threshold. Current unit prices have seen a noticeable correction from market peak levels, presenting significant upside potential. Since its opening, the Kai Tak Sports Park has attracted over one million visitors, boosting F&B and retail spending while reinforcing Hong Kong’s image as a vibrant events capital and injecting new energy into the tourism sector. Meanwhile, local retail sales values recorded slight year-on-year growth in May and June, a positive trend that may encourage some investors to consider reallocating funds from equities into properties or retail shops.”
