Savills Appointed as Lead Agent for the Sale and Lease of a Prime Shop in Lan Kwai Fong

International real estate firm Savills has been appointed by the receivers and managers as the lead agent for the sale and lease of Shop A on LG/F, Ho Lee Commercial Building, 38 – 44 D’Aguilar Street, Central, Hong Kong ("The Property"). The Property has a gross area of approximately 3,228 square feet and will be sold and lease on an as-is basis with vacant possession.

The Property features an approximate frontage of 17 feet and a depth of 100 feet, offering highly efficient floor space and fully equipped water, drainage, and electricity facilities. It is ideally suited for dining establishments, bars, entertainment venues, private clubs and other experiential lifestyle operators. Situated on the most vibrant stretch of D’Aguilar Street in the heart of Lan Kwai Fong, Central’s premier nightlife and entertainment district, the Property enjoys exceptional exposure amid a dense concentration of renowned restaurants, bars and hospitality establishments. The area serves as a major gathering point for both locals and tourists, particularly during weekends and festive occasions.

Further enhancing the district’s appeal, the Hong Kong Government’s Policy Address has outlined a phased beautification programme for Lan Kwai Fong, including the repaving of key streets within the core area and the installation of light-art projections along the stone wall on D’Aguilar Street. These planned improvements are expected to inject new energy and a refreshed image into the district, attracting an even greater volume of visitors and consumer spending, thereby reinforcing Lan Kwai Fong’s position as one of Hong Kong’s most sought-after lifestyle destinations.

Mr. Raymond Wan, Chief Senior Director of Investment at Savills Hong Kong said, “Located in the world-renowned Lan Kwai Fong entertainment district, the Property benefits from a diverse and extensive customer base. With its rare large floor plate, prime location and vibrant nightlife atmosphere, it offers exceptional operational and value-enhancement potential. The availability of both sale and leasing options further enhances the property's flexibility, making it a compelling opportunity for investors seeking stable returns as well as owner-occupiers looking to establish a presence in one of Hong Kong’s most prestigious core commercial districts. This is truly a rare offering in the market.”

Ms. Sharon Fong, Senior Director of Investment at Savills Hong Kong said, “Retail properties on D’Aguilar Street, Central are exceptionally scarce in the market, with very few transactions recorded along the street over the years. The most recent transaction on D’Aguilar Street was completed in 2022 and brokered by Savills, involving the shop currently occupied by G.O.D., which was sold for HKD 165 million. The latest transaction involving ground-floor food and beverage premises on the prime entertainment stretch of D’Aguilar Street took place in 2021, when a shop at the junction with Wo On Lane changed hands for HKD 183 million. Prior to that, the previous notable transaction dates back to 2015, when a bar premises located at Shop D on the Ground Floor of Winner Building—directly opposite the subject Property—was sold via a company share transfer for HKD168 million. These limited transactions underscore the rarity and strong investment appeal of retail properties in this highly sought-after Lan Kwai Fong precinct.”
