Education demand opens new property investment opportunities in Hong Kong

  • Education-Related Assets Gain Investment Momentum: Large-ticket property transactions reached approximately HKD 50.7 billion in the year to 22 October 2026, with education-related acquisitions accounting for around 33% of total consideration.
  • Student Housing Drives Asset Repositioning: Of the 19 hotel and serviced apartment transactions recorded from January to October, 15 were intended for student accommodation conversion, involving approximately HKD 7.9 billion.
  • School Expansion Supports Leasing Demand: Five major education leasing transactions completed between September 2025 and August 2026 involved approximately 208,000 sq ft, bringing long-term occupiers to retail and commercial properties.
  • Owner-Occupiers Underpin Investment Activity: Office acquisitions reached approximately HKD 27.46 billion, or 54.2% of large-ticket transaction value, as institutions continued to target properties offering clear operational utility.
  • Income Resilience Becomes a Key Priority: With Q3 capital values declining by 0.6% for retail, 0.9% for offices and 5.0% for logistics, investors are placing greater emphasis on sustainable net income, viable conversion plans and disciplined entry pricing.

Education is opening new investment channels, but sustainable returns depend on suitable premises, controlled conversion costs and an entry price that withstands higher funding costs.
