Savills Appointed as Sole Agent for the Sale of the Whole Floor of Ever Gain Plaza, Kwai Chung

International real estate firm Savills is appointed as the sole agent by order of the owner for the sale of 18/F, Ever Gain Plaza Tower 2, 88 Container Port Road, Kwai Chung ("The Property"). The Property has a total gross floor area of approximately 22,432 square feet.

Ever Gain Plaza is a two-tower industrial building with a car park, constructed in 1998. It features a glass facade, comparable to that of a Grade-A commercial building. The ground floor lobby has been recently renovated, and the car park can accommodate 40-foot container trucks to enter. The property has a floor-to-floor height of 3.75 meters, offering expansive views of the Kwai Hing MTR station, Lai King Hill, and the Kwai Tsing Container Terminals. A portion of the property is currently leased, while the remaining units can be used for self-occupation or leasing purposes.

The area benefits from excellent transportation links, with the Kwai Fong MTR station and the city centre within an 8-minute walking distance. The property is approximately 15-20 minutes' drive from Central and Wan Chai.

Mr. James Siu, Deputy Managing Director, Head of Kowloon of Savills, stated, “The Kwai Tsing Container Terminals is one of Hong Kong's primary cargo hubs. Industrial properties in the area have always been in high demand among various users and investors. Despite the recent downturn in the property market, transactions of industrial properties in the area have continued, with several sizable deals taking place.

The past high-interest environment has impacted the property market, but the interest rate hike cycle has now ended. It is believed that the Federal Reserve will cut rates in the second half of the year, which should benefit the Hong Kong property market.”

He further added, “The property's prime location, adjacent to the container terminals and major transportation corridors, offers convenient access to all the areas. Users can take advantage of the current market adjustment phase to replace their properties with newer and higher-quality ones, avoiding the hefty building maintenance costs.”
