Savills Appointed as Sole Agent for the Tender Disposal of China Evergrande Centre

International real estate firm Savills is appointed as the Sole Agent by the Receivers from Alvarez and Marsal, for the tender disposal of China Evergrande Centre (Inland Lot No. 3287 & 6936) ("The Property"). The tender, which will close at noon, 31 October 2022 (Monday), involves the disposal of The Property on an "as-is" basis with existing tenancies, which is only one of the five en-bloc buildings with single ownership on Gloucester Road, Wanchai complete with headquarters specifications.

Standing on a Corner site of approximately 23,021 square feet in area that abuts onto three main roads, The Property is within easy reach from three MTR stations, including the four-line transport hub of Admiralty by a 5-minute walk.

Encompassing a total approved GFA of approximately 345,423 square feet that spreads across 27 storeys, The Property includes a lobby, shops, a Chairman Floor, office floors each with a typical floor area of 12,000 to 14,000 square feet, plus 55 parking spaces which is ample by the standard of headquarters buildings at the heart of the Wan Chai/Admiralty CBD.

Standing behind low-density community and recreational land development means that most of the floors of The Property could enjoy panoramic sea view. It also boasts the largest LED rooftop signage (in conjunction with the rooftop signage on Harcourt House) on the Island side skyline, which is instantly recognizable from across the harbour.

Mr. Raymond Lee, Chief Executive Officer, Greater China of Savills said, "The Property's proximity to the harbourfront, great accessibility, signature rooftop signage and being only one of a handful of headquarters standard en-bloc buildings with private, sole ownership on Gloucester Road make it a rare gem in the Wan Chai/Admiralty CBD. We expect The Property to benefit from its coveted location and synergy with new Government development projects and renowned Grade A office buildings nearby."

Mr. Lee added, “Referring to the Central’s Murray Road site acquired by Henderson Land in 2017, the price per square feet was around HK$50,000, and Site 3 of Hong Kong’s New Central Harbourfront project acquired in 2021, was sold at about HK$31,000 per square feet.  Therefore, the tender sale of The Property, with its panoramic sea views and Corner site, is not to be missed by investors regardless of long-term investment or consideration of redevelopment.”
