Berkeley combines luxury with innovative in-home technology at Siena House, 250 City Road

Berkeley has launched Siena House, a new phase of elegant one, two and three-bedroom apartments at its 250 City Road development in Islington. Combining sophistication with ultra-convenience, every apartment will comprise luxury interiors, private outdoor space and a high specification - including the latest in homeware technology - and residents will benefit from an array of hotel-style amenities.

Ranging from 549 sq ft to 1,185 sq ft, the apartments will all feature a versatile open-plan layout to suit a range of lifestyles. Kitchens will be sleek and contemporary, featuring integrated Miele and Siemens appliances including wine coolers. All bedrooms will benefit from plush carpeting and bespoke fitted wardrobes with integrated sensor lights. The two-bedroom homes will feature an en suite bath or shower room to the main bedroom, while the three-bedroom apartments will provide en suite shower rooms to both the main and second bedrooms. Bath and shower rooms will feature basins with wall mounted brush gold taps and brush gold overhead showers; the bathrooms will also feature white steel baths.

Buyers who purchase early enough can choose between three interior colour schemes in their kitchens, bathrooms and bedrooms; the Nova palette comprises white and pale grey hues, the Strada a striking blue-grey and Vida provides a harmonious blend of both.

Every apartment will provide a balcony or terrace. The three-bedroom homes offer two spacious balconies, one overlooking the forthcoming landscaped courtyards and the other over the tranquil piazza, water features and gardens at the centre of the development.

Every apartment at Siena House will be installed with Zuma: a high-performance immersive device that controls sound and lighting.

Brian McKenzie, Operations Director at Berkeley, comments: “250 City Road’s location in the heart of Tech City, just minutes from Old Street, has strongly inspired Berkeley’s design choices. We’re all aware of just how valuable in-home technology can be, especially after the past 18 months and the time we’ve all spent living, working and entertaining from our homes. As well as providing free Wi-Fi across our landscaped gardens and public piazza, we’re very proud to be the first developer to install Zuma in the homes we’re delivering.”

Zuma’s integrated sound and light devices provide the ultimate immersive experience without the clutter of excess plugs, cables and sockets. Zuma are discreetly tucked away in the ceiling and allow complete control over lighting and sound across different rooms of the home.  Whether creating a relaxing spa-like atmosphere in the bathroom or connecting to a Peloton to create the feel of a spin class studio, Zuma seamlessly achieves the desired mood.

Morten Warren, Founder and CEO of Zuma, comments: “More and more, buyers of luxury homes expect their new property to feature the latest in innovative technology. Zuma will enable Berkeley’s buyers to enjoy immersive high-performance audio, human-centric lighting and intelligent sensors from one, integrated platform.”

The development features an array of on-site amenities including a private gym, yoga studio, reading room and private screening room. A fully-equipped spa is available for use, complete with a 20-metre pool, Jacuzzi, treatment room, sauna and steam room. Practicalities are taken care of with a 24-hour concierge on hand to help busy residents, and a Wi-Fi-enabled public piazza provides the ideal space for networking on the go.

When it comes to restaurants and bars in the area, residents at 250 City Road are spoilt for choice: there’s Michelin starred (Café Gascon, St John); established restaurants (Sardine, Ceviche) as well as some of London’s most famous bars. Art lovers will enjoy the numerous galleries nearby, the closest of which is Victoria Miro. Other key amenities in the vicinity include St Luke’s, home to the London Symphony Orchestra, and Ironmonger Row Baths, a restored gem with its original Turkish Bath.

Underground (Northern Line) and National Rail services pass through Old Street station, which is an eight-minute walk away, where trains to King’s Cross, London Bridge or Euston take approximately six minutes. When completed, Crossrail trains from nearby Farringdon station will reach Bond Street in just four minutes, providing quick and easy access to the West End and its array of internationally renowned shopping, cultural and dining destinations. For international travellers, Crossrail will mean travel times to Heathrow airport in 32 minutes.
