Savills has been appointed as sole agent for the tender sale of the 11th Floor of Worldwide House in Central. The property has a gross area of 16,693 sq ft. The indicative price is around HK$635 million (approximately HK$38,000 per sq ft).
Worldwide House is conveniently located above Central MTR and nearby a number of five-star hotels like Mandarin Oriental and Four Seasons Hotel. There is a footbridge to connect to other major Grade A office buildings including Landmark and IFC. The transportation network is well developed around the area with easy access to the MTR, bus or tram. The property is sold with an existing tenancy agreement.
The most eye-catching piece of land located in core business district to be sold this year should be the Murray Road Multi Storey Car Park, with tender closing date set on 12 May 2017. This is the first commercial site in the traditional core business area to be tendered since 1996. With a total gross developable area of 465,000 sq ft and could easily sell for over HK$40,000 per sq ft, Mainland corporations and local developers are all eying on this remarkable site
Raymond Wan, Senior Director Investment of Savills said, “impacted by the exciting market sentiment derived from tender of Murray Road Multi Storey Car Park, recently, a low-floor unit of No 9 Queen’s Road Central was sold at a record of HK$39,800 per sq ft while the asking price per sq ft of Far East Finance Centre and American Bank Tower could ask up to HK$40,000. Thus, we could see the commercial market has been very robust and users and investors are especially keen on Grade A office buildings within the central business districts.”
Raymond remarked that there is limited supply of huge floor office spaces (of over 10,000 sq ft) available in the market. It is extremely rare to find such office floor space in core business area with a sea view.”
The tender closing date is scheduled on 31 May 2017 (Wednesday).
