Savills has been appointed sole agent for the sale of the ground floor of CRE Centre in Cheung Sha Wan.  The property has a gross area of 3,039 sq ft, and the expected price is approximately HK$36 million at approximately HK$11,600 per sq ft.

Situated in Cheung Sha Wan, near the Cheung Sha Wan Plaza and   Maxim’s Centre, the CRE Centre is only 3 minutes away on foot to Lai Chi Kok MTR station.  The property has just undergone refurbishment and there is a lot of business potential in the area.  The buyer could also consider applying for permission to use the property as a catering outlet or retail outlet at the Lands Department.

In the past few years, there have been a number of new Grade A office buildings, shopping malls redeveloped from old industrial buildings and new hotels opening in Cheung Sha Wan which has attracted a number of multinational firms to move into the area.  It is expected that more office buildings and hotels will be completed in the area in the coming years; therefore this will attract more traffic and visitors to the area.  In addition, the government plans to sell the site on King Lam Street, the site offers a total floor space of one million sq ft and this will further boost the retail business.

James Siu, Head of Kowloon Industrial and Commercial Sales, Savills said, “In recent years, a lot of investors have been looking to buy sites in industrial areas like Cheung Sha Wan, Kwun Tong and Kowloon Bay.  These are great investment opportunities as they are limited in the market.”
