Office Market Demand is Recovering, with Financial Recovery and Policy Initiatives Emerging as New Growth Drivers

"Despite facing structural challenges such as interest rate pressure, softening demand, and oversupply, Hong Kong’s office market is gradually showing signs of a demand rebound. The recovery of the financial sector, active acquisitions by end-users, and policy-driven relocation demand are injecting new momentum into the market. In particular, Grade A buildings in Central are performing strongly, with rents expected to be the first to rebound in the coming years, according to Savills in its Market in Minutes – Hong Kong Office Leasing report for September 2025."

Q2 Property Investment Market Rebounds — End-Users and Strategic Capital Lead the Charge

"Hong Kong’s investment market showed a significant rebound in Q2 2025, supported by a strong equity market performance, a temporary easing in funding costs, and wider asset discounts. Investor confidence improved, leading to a visible acceleration in transaction activity. Although the overall transaction value still recorded a year-on-year decline, transactions from May to August accounted for the majority of annual activity, reflecting a gradual recovery in market sentiment, according to Savills in its Market in Minutes – Hong Kong Investment report of September 2025. "

Hong Kong Retail Market Under Pressure in Q2 2025 — Emerging Business Models Break Through Against the Trend

"In Q2 2025, Hong Kong’s retail sector continued to face structural challenges. The strong Hong Kong dollar and cross-border consumer spending diversion led to a loss of local purchasing power. Although inbound tourist arrivals increased by 16% year-on-year, this growth did not translate into actual retail sales. The overall quarterly retail sales rose by only 0.3%, reflecting weak market recovery momentum. However, amid the sluggish environment, value retail concepts and cultural-entertainment events emerged as bright spots. Japanese household goods brand 3 Coins opened in Causeway Bay, sparking a buying frenzy. Local budget furniture brand T.momo Shopping Mall accelerated its expansion, and financial institutions enhanced customer experience through physical flagship stores. Additionally, international events such as Art Basel and the Hong Kong Sevens attracted high-spending visitors, with hotel occupancy rates reaching 90%, demonstrating Hong Kong’s continued international appeal, according to Savills in its Market in Minutes – Hong Kong Retail Leasing report of August 2025."
