Savills Wins Best Real Estate Deal Award in Washington, DC

WASHINGTON (May 28, 2019) – Savills received the Washington Business Journal Best Real Estate Deals (BRED) Award in the best office lease category for its work with law firm Williams & Connolly. The Savills team included Scott Hoffman, David Lipson and Tyler Bensten. Winners were announced at the annual Washington Business Journal BRED of 2018 Awards Gala held at the notable Ronald Reagan Building and International Trade Center in the District.

For more than 20 years, the Washington Business Journal has honored the top deliveries, leases, acquisitions, financing deals and sales in Greater Washington. From leases bringing in major companies to new sports arenas and more, each year, the editorial staff hand-selects 25 honorees as the best in the business. Eight honorees received special superlative awards, including best office lease.

Prominent law firm Williams & Connolly LLP signed a 16-year lease for 292,000 square feet of office space across two buildings to be constructed in Phase II of The Wharf in Southwest D.C. Represented by Scott Hoffman, Tyler Bensten, David Lipson and Steve Tassi of Savills, Williams & Connolly is the first company to lease in the second phase and will anchor its development.

“We worked with Williams & Connolly for nearly four years to develop a strategy and evaluation factors around the firm’s search for space,” said Hoffman. “Using that as a framework, we made fact-based decisions to identify the market’s most viable options—whether in an existing building or new construction. Ultimately, The Wharf provided Williams & Connolly the location and flexibility it desired and the best possible leasing terms.”

The law firm will relocate more than 600 attorneys and professional staff from its current location at 725 12th St. NW to the new, conjoined towers at 690 Maine Ave., SW. Designed by Manhattan-based ShoP Architects to meet LEED Gold standards, one building and a portion of the second will be occupied by Williams & Connolly. The firm’s offices will maximize waterfront views and allow for an efficient, modern office design. Savills Studley also negotiated the lease to include access to the penthouse level amenity space that is suitable as a conference site, event space and dining facility.

Williams & Connolly is unique among major law firms in that it maintains a national and international practice from a single office in Washington, D.C. The choice of a new office was vitally important for the company, which has been in its present space since 1992. “After a lengthy and thorough search process, we concluded that The Wharf’s design and location were the perfect choice for our unique space requirements and approach to law practice,” said Kenneth Smurzynski, chair of the firm’s Real Estate committee.
