Savills Hong Kong has been appointed sole agent for the sale of the entire upper floor of Wyndham Place, 40-44 Wyndham Street, Central, which has a gross area of approximately 3,480 sq.ft., with an existing tenancy & private car parking space. The intended price per sq.ft. is around HK$10,000.

Completed in 1993, Wyndham Place is situated at a prime area where the Grade 'A' offices are located, and is closed to Lan Kwai Fong. All the floors are either occupied by owners or leased by design houses and foreign asset management companies, including some listed companies. The occupancy rate is nearly 100 per cent.

Allan Chan, Associate Director of Savills Investment, said the subject property is at the upper floor, enjoying an open view of the Government House. It is to be sold with the existing tenancy, plus one car parking space.

The existing tenant is a foreign fund management company, with a lease term due February next year. The market rent per sq.ft. is approximately HK$33, achieving a yield of around 4 per cent. Moreover, the car parking space, which is rare in Central, worth an estimated market value of HK$1.5 million. Allan believed that the subject property would be an ideal property for investors.
